Growth we can see coming
Demand shows up before housing does. AI data center construction and military base activity are pulling crews into West Texas, and the I-35 corridor north of Austin is absorbing households faster than anyone can build for them.
Value the market has overlooked
RV parks are still largely owner-operated and Buck Creek Capital uses the in-house tools we have developed to acquire properties that require value-add and modernization.
Costs we control
We can pay a competitive price and still make the numbers work, because of our in-house operations team. Construction runs through our own development arm, management is in house, and billing is automated across every property.

Operating control
No third-party manager sits between us and the resident. We focus on operating at a high level with our in-house management team.

In-House Property Management
Automated Billing
Purpose-built RV park software runs rent collection, invoicing, and payment processing across every property. Less overhead per park, and rent that lands on time as we scale.
On-Site Management
Every community is staffed by a dedicated manager who lives on property. They take resident calls, answer billing questions, and keep the park running day to day.
Development Team
All capital improvements and ground-up development are run through our in-house development team, Darwin Development. Crews we trust, at costs we can see.

Thomas Andrews
Chief Executive Officer
Has acquired, developed, and divested more than $300 million of real estate across multifamily, industrial, retail, and office. Co-managed a boutique real estate family office for three years before founding Buck Creek Capital. Holds degrees in accounting and economics from SMU, where he walked on to the basketball team and earned a scholarship, and an MBA in real estate and finance.
Justin Courtnall
President
Heads the operations team and has procured the debt and equity for every property the company owns. In commercial real estate since 2017, following a professional hockey career in the Tampa Bay Lightning organization. Graduated with honors from Boston University, where he captained the men's hockey team.
Chris Cotten
Partner
Spent ten years at Lincoln Property Company, the Dallas-headquartered international developer, where he executed over $2 billion in real estate transactions. Since leaving Lincoln he has pursued private real estate investments across property types, independently and in partnership with other principals. Texas Tech undergraduate, MBA from TCU's Neeley School, CFA charterholder.

Three decades building and investing in companies across energy, defense, and advanced water technology. Co-founder and managing partner of GRP Energy Capital, where he has helped deploy and manage billions of dollars in energy investments and mineral royalty assets across major U.S. basins. Owner of Darwin Development, our in-house development team.
Trace Van Pelt
Acquisitions & Operations Associate
Works across acquisitions, underwriting, and operational oversight for the firm's RV and manufactured housing communities. Joined Buck Creek Capital in 2026. Finance degree from the University of Mississippi with a minor in entrepreneurship.
